This 4-bedroom, 5-bath, 4,040-square-foot family home was designed as a livable work of art—open, light-filled, and full of expressive details that still feel comfortable every day.

The open-concept main level creates easy flow between kitchen, dining, and living spaces, while bold patterns and curated finishes give each room its own personality without losing the overall sense of cohesion. Thoughtful planning means the home can host a crowd just as easily as it supports quiet family routines.

We partnered with interior designer Mariana Gardner of Interior Cues to bring the home’s expressive personality to life in a way that still feels timeless. Drawing on her eye for pattern, proportion, and color, Mariana layered wallpapers, textures, and custom details that highlight the architecture rather than compete with it. The close collaboration between builder and designer meant that every bold choice—from statement ceilings to feature walls—was supported by thoughtful planning behind the scenes, resulting in a home that’s as well-built as it is artful.

For their Anderson location, Upstate Contracting delivered a clean, modern upfit that reflects the brand’s energy while standing up to the daily wear of high foot traffic.

Run In needed a space that would feel welcoming to everyday runners and serious athletes alike, with clear sightlines, flexible merchandising, and durable finishes. The Anderson storefront required selective structural and interior updates to create an open layout, improve product visibility, and support a smooth flow from entry to checkout.

Upstate Contracting coordinated the renovation to minimize disruption to operations and align with brand standards already established at the Greenville and Simpsonville locations. From storefront improvements to interior details, every decision was made with long‑term maintenance, comfort, and usability in mind

Key goals

  • Create a true family hub with an open-concept core that keeps conversations, cooking, and gathering connected, rather than isolating everyone in separate rooms.

  • Use expressive, artistic design elements—patterned wallpapers, statement lighting, and layered textures—to bring character to each space without overwhelming the architecture.

  • Ensure every bedroom and bath feels like a retreat, balancing visual interest with practical storage and durable finishes for long-term daily use.

  • Maintain a cohesive design language across 4,040 square feet so the home feels curated and intentional from entryway to top floor, even with bold patterns in most rooms.
